Neighbourhoods ranked by the Weighted Utility Index (WUI). We prioritise ZESA stability, borehole access, and road security over marketing hype.
Every suburb is scored by residents on a weighted index — safety carries the most weight, followed by utility reliability (ZESA and water), road condition, and mobile signal. The split is each factor's share of the overall score.

Harare’s real estate market has decoupled from municipal reliance. Value is now driven by utility autonomy: solar readiness and high-yield boreholes are non-negotiable for premium valuations. The "Golden Triangle" remains the benchmark, but the primary growth lever is densification. Developers are aggressively converting sprawling residential stands in Northern suburbs into high-margin cluster homes. With commercial activity decentralizing to hubs like Borrowdale, proximity to these nodes dictates rental yields. Investors must prioritize properties within secure, gated communities that offer self-contained infrastructure to bypass failing city services.
Based on aggregated data from 216 verified residents, Harare commands a city-wide rating of 3.7/5 across 217 active suburbs ranking #1 nationally.
A high city average does not protect you from neighborhood-level utility failures or security red zones. Drill down into the micro-market data using the suburb rankings below to locate the most operationally sound nodes to rent or buy your home.
The highest-rated suburbs dictating property value and resident satisfaction in Harare are currently Borrowdale Brooke at 3.6/5, Aspindale Park at 3.5/5, Borrowdale at 3.5/5, Arlington at 3.4/5, Goodhope at 3.4/5.
These nodes represent your safest options for living and deploying capital due to superior utility retention, commercial proximity, and security. Rankings shift dynamically as municipal infrastructure degrades or improves. Verify the latest utility scores on the full Harare suburb leaderboard before finalizing your lease or purchase.
Street-level safety tracks at 3.5/5, indicating a volatile environment. If you are renting or moving in, carefully inspect the boundary walls and security setups before signing your lease. Landlords cannot command premium rents without spending cash out of pocket on high walls, electric fencing, and rapid response alarm links. Street lighting failures frequently leave the boundary vulnerable after dark.
Utility sovereignty dictates your daily life and your asset's performance. Municipal grid failures force homeowners and landlords to provide alternative infrastructure.
Mobile network connectivity determines your remote work viability and the landlord's ability to retain corporate tenants.
The signal stability supports remote work for residents. You must still run a live speed test during physical viewings to ensure thick brick walls do not block your connection indoors.
Neighborhood friction dictates your daily quality of life and the long-term performance of your real estate. This verified data establishes exactly what you will experience living or investing here.
The quality score of 68.3 out of 100 evaluates neighborhoods based on a strict algorithm weighting the factors that actively impact your daily life and asset value.
Infrastructure functions adequately. If you are moving in, expect stable living conditions with basic water tanks. For investors, standard backup investments are sufficient to capture top-tier tenants and protect your property equity.
This score provides a vital neighborhood benchmark, but it does not replace personalized on-site verification. You must initiate contact with a vetted Propertyzone agent to confirm specific property viability before signing a lease or transfer document.
Every metric represents the weighted mean of data gathered directly from verified local homeowners, tenants, and area specialists living in Harare. Scores scale from 1 to 5. A score above 4.0 identifies a verified local strength. Scores between 3.0 and 3.9 flag highly volatile neighborhood friction. Scores below 3.0 expose chronic operational failure.
This intelligence engine is built exclusively to protect renters and buyers from artificial price inflation and agent bias. It registers localized infrastructure shifts long before they reflect in static property valuation reports. This data is your early warning system. Do not skip your independent physical verifications.
A quality baseline of 68.3/100 dictates your financial modeling in Harare. If you are buying a family home, you secure a stable living environment. If you are an investor, this node is a capital preservation play because the underlying infrastructure requires minimal secondary capitalization. Whether you are buying to live or buying to let, you must ignore aesthetic finishes and prioritize hard utility stability.
Do not execute a transaction based on data alone. You must independently execute the following sequence to prevent total capital destruction:
Engage a vetted Propertyzone professional to facilitate these checks before you make a formal offer.
The daily reality of renting in this neighborhood is entirely dependent on utility stability. Tenants will rapidly vacate units that subject them to dry taps or constant ZESA load-shedding, leaving landlords with destroyed net operating income through extended vacancies. These stable utility metrics provide renters with a secure daily lifestyle. Landlords can attract long-term, low-risk tenants with standard structural offerings and optimize for pure yield without facing aggressive secondary infrastructure overhead.
Macro rental averages are useless for projecting your daily life or your cash flow. These localized metrics expose exact friction points, but you must execute deep ground research. Walk the target blocks to evaluate the actual street environment. Speak with immediate neighbors or local property managers to verify conditions. Aggressive local due diligence guarantees your lifestyle and your revenue.

if you need a house go for it.Great neighborhood for those who like privacy and a quiet life, superb security.

Once maintained low density suburb Waterfalls was once a clean and quiet neighborhood. Since the disorganized "Retreat" section was built, the area has become overcrowded and poor. It now faces big problems like leaking sewage and a lack of transport, just like high-density suburbs
resident
The city is still developing in some areas but in some its a world classy. Its a mix of two sides, the low density and the high density A lot of conjestion during pick hours WNo water, electricity is always avaible this year, poor sewer and drainage system. High rate of murder especially at night, its not a safe place at all
tenant
It's mostly noisy especially from first street moving towards market square. During the morning or after 4 pm, the roads and pavements are barely walkable as roadside traders are all over the places. Traffic during those hours will be very heavy.

Very busy, everyone is about their business finding ends meet

featured review: "Budiriro is a nice quite place. The roads are Superb.Strong community Ties and affordability often balanced against serious challenges with supply water. The environment is so cool. The community is so friendly"
featured review: "Generally a great place to stay with all basic amenities with nothing extraordinary"
featured review: "The combis have become a menace as they are using smaller roads. Security is great but as usual night lifting isn’t great. My morning walks are fantastic. I would say it’s a great place for family’s with no kids as most are apartments and more mature families"
featured review: "Manicipal water is a problem and government schools. 1 secondary school (Lord Malven) to cater for the whole population"
featured review: "Accessibility is a nightmare to Charlotte Brooke"
featured review: "It’s an affordable and safe community to live in And it’s not that much of a hassle to navigate through the streets of Highfield"
featured review: "Council water is scarce. It is wise to have a borehole drilled and a deep one(over 100m) due to the nature of the geography of the location. Shallow boreholes tend to dry quickly. There 1 or 2 roads that are quite bad within the neighborhood (Hawick mostly) but others are better. Plenty of cluster homes available that are lovely and are in secure gated communities. Easy access to major shops (Village walk) and hospitals (Borrowdale Trauma Center)."
featured review: "Living in Sunningdale is ideal if you are looking for peace, sanity and want life free from commotion."
featured review: "Power cuts due to transformer issue, Council water scarce"
featured review: "Crowhill Views offers immense potential for buyers seeking scenic, low-density residential living in Harare. The area boasts beautiful natural topography and excellent investment potential, with property values steadily appreciating. However, prospective buyers must consider the ongoing development pace. While individual solar and borehole systems easily resolve utility gaps, complete road surfacing and community infrastructure are still progressing. For long-term investors or families looking to build a custom suburban home away from city congestion, it represents a highly rewarding project. It is an excellent choice if you prioritize tranquility and space while planning for localized infrastructure."
featured review: "One of the secure neighborhood I know.old Highfield runs water on tapes daily and electricity maybe 18 hours per day. The roads are old very in good shape. I recommend this suburb because of its security level which is top notch and access to schools both private and government. It's a good pick for a development 🔥 even the shopping center is so big with multiple medical centers"
featured review: "Quiet surburb most people keep to themselced close to 2 supermarkets3 fast food outlets and 4 service stations making it convient and givesoptions to suite your tastes public transport is always availableduring tge day also taxi rides are affordable to cbd"
featured review: "Council water is available half the week so borehole is a good investment, roads have potholes but otherwise generally quiet place, zesa always there nowadays, unfortunately trash only gets picked up in certain parts of Hatfield not all of it. Yards are huge so it's pet and garden friendly"
featured review: "Great location near shops"
featured review: "transport is very expensive, and its far away from town"
featured review: "The clubs and bars close early making it peaceful at night"
featured review: "Glen view 1 is a nice neighborhood where electricity and water is always there roads are a little conjested but not really"
featured review: "Very suburban but you need to adjust accordingly and have solar and a borehole or good neighbours just in case, but great area overally, been here 14 years."
featured review: "They are community boreholes now to mitigate council water shortages. Potholes are plentyful, life is cheap and commuting to town is easy. Currently Zesa is available 24/7"
featured review: "Zesa always available if it's gone there's either fault or system repair, water goes once a week ,kinda quiet place good environment"
featured review: "It’s an affordable area for a young family and the community is growing fast with new houses popping up everywhere.the main issue is the dust and the roads.when it rains it’s a mess and the dust in winter is something else. We are still waiting for proper sewer lines and consistent electricity in some sections, so it’s a "work in progress" type of life."
featured review: "Kuwadzana isn’t a quiet, polished suburb it’s a fast-moving hustle environment where people are constantly working, from small businesses to transport, so expect noise, activity, and tight living spaces, especially depending on whether you’re in the older, more established sections or the newer, more crowded extensions. Transport is always available but chaotic, and while the community can be strong, you don’t just walk in and belong you earn that over time. Security isn’t guaranteed, so you stay alert and rely on good habits and knowing your neighbors. Water shortages and power cuts are part of daily life, meaning alternatives like boreholes or backup energy matter. It’s cheaper than places like Avondale or Borrowdale, but you trade comfort for affordability, and overall, it’s the kind of place that toughens you up and teaches you how to navigate real-world challenges quickly."
featured review: "Old Marlborough just after Greencroft, is ok, safe, quiet , large yards. A lot of construction- Clusters some are exceptionally good. All gated communities. There’s Greencroft and Avonlea near by lots of shops and food courts. Water is a challenge if you don’t have a borehole. Most Roads were recently done up but you find some that need repair. There’s a vibrant community of people who exercise in the morning. Good solid structures, buy inland not main road facing as the next thing could be a cluster, service station, church, or car dealership popping up next door to you"
featured review: "This area has too many tuckshops. And many people loitering in the roads. Inside roads are horrible and flood. Kirkman road has traffic every hour every single day"
featured review: "Greencroft offers excellent suburban convenience and walkability, with easy access to major amenities like SPAR, KFC, and recently upgraded commuter routes . Nowadays electricity is always on and council water won't be available only weekends. Despite infrastructural hurdles, the neighborhood remains highly desirable due to its central location, safety, and an influx of secure, modern townhouse developments."
