Neighbourhoods ranked by the Weighted Utility Index (WUI). We prioritise ZESA stability, borehole access, and road security over marketing hype.
Every suburb is scored by residents on a weighted index — safety carries the most weight, followed by utility reliability (ZESA and water), road condition, and mobile signal. The split is each factor's share of the overall score.

Harare’s real estate market has decoupled from municipal reliance. Value is now driven by utility autonomy: solar readiness and high-yield boreholes are non-negotiable for premium valuations. The "Golden Triangle" remains the benchmark, but the primary growth lever is densification. Developers are aggressively converting sprawling residential stands in Northern suburbs into high-margin cluster homes. With commercial activity decentralizing to hubs like Borrowdale, proximity to these nodes dictates rental yields. Investors must prioritize properties within secure, gated communities that offer self-contained infrastructure to bypass failing city services.
Based on aggregated data from 216 verified residents, Harare commands a city-wide rating of 3.7/5 across 217 active suburbs ranking #1 nationally.
A high city average does not protect you from neighborhood-level utility failures or security red zones. Drill down into the micro-market data using the suburb rankings below to locate the most operationally sound nodes to rent or buy your home.
The highest-rated suburbs dictating property value and resident satisfaction in Harare are currently Borrowdale Brooke at 3.6/5, Aspindale Park at 3.5/5, Borrowdale at 3.5/5, Arlington at 3.4/5, Goodhope at 3.4/5.
These nodes represent your safest options for living and deploying capital due to superior utility retention, commercial proximity, and security. Rankings shift dynamically as municipal infrastructure degrades or improves. Verify the latest utility scores on the full Harare suburb leaderboard before finalizing your lease or purchase.
Street-level safety tracks at 3.5/5, indicating a volatile environment. If you are renting or moving in, carefully inspect the boundary walls and security setups before signing your lease. Landlords cannot command premium rents without spending cash out of pocket on high walls, electric fencing, and rapid response alarm links. Street lighting failures frequently leave the boundary vulnerable after dark.
Utility sovereignty dictates your daily life and your asset's performance. Municipal grid failures force homeowners and landlords to provide alternative infrastructure.
Mobile network connectivity determines your remote work viability and the landlord's ability to retain corporate tenants.
The signal stability supports remote work for residents. You must still run a live speed test during physical viewings to ensure thick brick walls do not block your connection indoors.
Neighborhood friction dictates your daily quality of life and the long-term performance of your real estate. This verified data establishes exactly what you will experience living or investing here.
The quality score of 68.3 out of 100 evaluates neighborhoods based on a strict algorithm weighting the factors that actively impact your daily life and asset value.
Infrastructure functions adequately. If you are moving in, expect stable living conditions with basic water tanks. For investors, standard backup investments are sufficient to capture top-tier tenants and protect your property equity.
This score provides a vital neighborhood benchmark, but it does not replace personalized on-site verification. You must initiate contact with a vetted Propertyzone agent to confirm specific property viability before signing a lease or transfer document.
Every metric represents the weighted mean of data gathered directly from verified local homeowners, tenants, and area specialists living in Harare. Scores scale from 1 to 5. A score above 4.0 identifies a verified local strength. Scores between 3.0 and 3.9 flag highly volatile neighborhood friction. Scores below 3.0 expose chronic operational failure.
This intelligence engine is built exclusively to protect renters and buyers from artificial price inflation and agent bias. It registers localized infrastructure shifts long before they reflect in static property valuation reports. This data is your early warning system. Do not skip your independent physical verifications.
A quality baseline of 68.3/100 dictates your financial modeling in Harare. If you are buying a family home, you secure a stable living environment. If you are an investor, this node is a capital preservation play because the underlying infrastructure requires minimal secondary capitalization. Whether you are buying to live or buying to let, you must ignore aesthetic finishes and prioritize hard utility stability.
Do not execute a transaction based on data alone. You must independently execute the following sequence to prevent total capital destruction:
Engage a vetted Propertyzone professional to facilitate these checks before you make a formal offer.
The daily reality of renting in this neighborhood is entirely dependent on utility stability. Tenants will rapidly vacate units that subject them to dry taps or constant ZESA load-shedding, leaving landlords with destroyed net operating income through extended vacancies. These stable utility metrics provide renters with a secure daily lifestyle. Landlords can attract long-term, low-risk tenants with standard structural offerings and optimize for pure yield without facing aggressive secondary infrastructure overhead.
Macro rental averages are useless for projecting your daily life or your cash flow. These localized metrics expose exact friction points, but you must execute deep ground research. Walk the target blocks to evaluate the actual street environment. Speak with immediate neighbors or local property managers to verify conditions. Aggressive local due diligence guarantees your lifestyle and your revenue.

Once maintained low density suburb Waterfalls was once a clean and quiet neighborhood. Since the disorganized "Retreat" section was built, the area has become overcrowded and poor. It now faces big problems like leaking sewage and a lack of transport, just like high-density suburbs

The city is still developing in some areas but in some its a world classy. Its a mix of two sides, the low density and the high density A lot of conjestion during pick hours WNo water, electricity is always avaible this year, poor sewer and drainage system. High rate of murder especially at night, its not a safe place at all
tenant
It's mostly noisy especially from first street moving towards market square. During the morning or after 4 pm, the roads and pavements are barely walkable as roadside traders are all over the places. Traffic during those hours will be very heavy.

Very busy, everyone is about their business finding ends meet

featured review: "Roads are poor everything else is good"
featured review: "Great location, mid density area, near schools and shops, community hall, gyms, sports fields, etc. ZESA is good, if it goes off, maybe it’s 2-5 hours depending. Main issue is Water, available 2-3 days a week."
featured review: "Quiet and green, but you need your own borehole . Without both, life gets difficult fast"
featured review: "Bluffhill is a peaceful place to live in. Very quiet and a nice environment. Highly recommend"
featured review: "Everything is okay . No major problems . The street lights have been off since Feb but Everything else is okay and manageable. Power goes off is there is a fault and I'm not sure about tap water , I use borehole through out due to unsafe tap water"
featured review: "Its a quiet suburb, few shopping centers but peaceful, the roads need uplifting some areas but overally good."
featured review: "If you have a borehole this is the best place to live in harare. Very convenient access to both public transport and short drive to town. A central location where everything important is not more than a 15 minute drive away"
featured review: "You need to have a sollar system and borehole without these two life becomes difficult"
featured review: "New Houghton park has incessant water issues from burst pipes not council shutoff. Mukuvisi river at the back sometimes gives off a bad smell in the evening or early morning if you crack open a window maybe twice a week. Congestion is bad between 0720-0750hrs otherwise its manageable and there are less used alternative routes to town"
featured review: "Everything is good in Belgravia zesa but city council water come 5 times a week which is not bad at all"
featured review: "Power is excellent with almost no powercuts. Municipal water is available 4 days a week. The suburb is very quiet with neat yards and neighborly residents"
featured review: "Good but we had to rely on our own borehole for water"
featured review: "Nearness to shops, better roads , quite environment"
featured review: "The area works best if your home already has a borehole, backup water tank, solar power and proper security infrastructure.Safety is better than many parts of Harare because the properties are well-secured,but I would still not rely on the neighborhood alone to protect you. Good area, but only for people who can afford to self-supply the basics."
featured review: "Generally a peaceful place, not too dense a suburb. Good amenities nearby that are easily accessible. The road situation however needs attention especially during rainy season. Utilities like Zesa are always available due to the area falling under the new parliament supply grid."
featured review: "Good location.. Zesa boe. Mvura manake. Zvikoro zvkawanda"
featured review: "Glaudina isn’t bad on paper, but day-to-day… it’s different. Roads are actually decent compared to most places, tarred and all, but once rains hit, drainage starts acting up and you get those annoying puddles that just sit there. ZESA… that one you already know. Power just goes, no warning sometimes, you plan your day around it or you suffer. It’s not even a Glaudina thing, it’s everywhere, like proper long outages. Water is worse honestly. You can go days without council water, so everyone’s on boreholes. If your area doesn’t have one nearby, you’re finished. Noise… depends where you are, but dogs, kombis cutting through… it’s not quiet quiet. Traffic is okay-ish until peak times, then it just clogs randomly, no real pattern."
featured review: "It’s a decent “old school” neighborhood. Old houses but kept well, mostly elderly community, the roads are not great but not terrible, electricity situation seems to have improved although some load shedding is still experience. We receive council water supply 3 days in a week. For the most part you can walk around safely even at night but there have been incidents here and there. Close proximity to town however the main road into town Chiremba has had increasing instances of congestion."
featured review: "A peaceful quiet neighbourhood. Even without a car you can easily commute to town and I highly recommend Eastlea as an alternative to the Avenues and Avondale. However it has a lack of amenities. The two shopping centres (Pennywise and Clyde ) are underwhelming and most people especially Eastlea bordering Greendale prefer visiting Food Lovers in Greendale for groceries. Rhodesville Police Station provides an added layer of security to the area . Most roads are not in the best condition and many are eroded and have crater size potholes. The area also has a lot of businesses renting houses for commercial use. The blend of commercial and residential can be good if your neighbours aren't loud ans have security . There are 3 schools(Churchill Boys High, Roosevelt Girls High & Admiral Tait Primary) I know of and a Chidrens home and old people's home. Additionally there's a golf course(Chapmans) and Mukuvisi Woodlands and Go carts for recreational purposes. For reliable water it's best to have a borehole. Overall it's a good place compared to many and I would not discourage one from exploring living in Eastlea."
featured review: "It is not the kind of neighbourhood that tries to impress you. it is more about getting by comfortably and affordably, with less glamour but enough convenience for everyday life."
featured review: "The place is peaceful but the street roass are terrible"
featured review: "Though roads are old and slowly degrading its a safe place to live . Easily accessible and a somewhat affordable and peaceful place to live"
featured review: "Good place. Low crime rate. Adequate vegetation which provides a scenic view. Roads could use some polishing and fixing up. Not noisy. Good community folks. Everyone mostly minds their own business"
featured review: "Its quite peaceful apart from the noise coming from the busy bulawayo road. Electricity is always available unless there an electrical fault. There's no municipal water, people use borehole water."
featured review: "Quite decent and peaceful"
