Neighbourhoods ranked by the Weighted Utility Index (WUI). We prioritise ZESA stability, borehole access, and road security over marketing hype.
Every suburb is scored by residents on a weighted index — safety carries the most weight, followed by utility reliability (ZESA and water), road condition, and mobile signal. The split is each factor's share of the overall score.

if you need a house go for it.Great neighborhood for those who like privacy and a quiet life, superb security.
Once maintained low density suburb Waterfalls was once a clean and quiet neighborhood. Since the disorganized "Retreat" section was built, the area has become overcrowded and poor. It now faces big problems like leaking sewage and a lack of transport, just like high-density suburbs
The city is still developing in some areas but in some its a world classy. Its a mix of two sides, the low density and the high density A lot of conjestion during pick hours WNo water, electricity is always avaible this year, poor sewer and drainage system. High rate of murder especially at night, its not a safe place at all
It's mostly noisy especially from first street moving towards market square. During the morning or after 4 pm, the roads and pavements are barely walkable as roadside traders are all over the places. Traffic during those hours will be very heavy.
Very busy, everyone is about their business finding ends meet
