Propertyzone operates as a technical and digital intermediary for Zimbabwe’s real estate market. Access to the platform is reserved for EAC-registered agencies and practitioners, and all users are expected to read and comply with our Terms and Conditions, Privacy Policy, Agent Agreement, and EACZ Compliancerequirements.
By using Propertyzone, you acknowledge that the platform does not act as a real estate agent, broker, legal representative, conveyancer, or property owner. Propertyzone facilitates discovery, visibility, and communication; it does not replace legal due diligence, professional advice, or statutory compliance.
Verification limits
Propertyzone verifies that participating agencies and practitioners are registered with the Estate Agents Council of Zimbabwe, but it does not independently verify individual property ownership, title deeds, deed numbers, developer cessions, municipal rates clearance, approved building plans, zoning compliance, or the physical condition of any asset listed on the platform. The legal burden of confirming these matters remains with the EAC-registered practitioner and the parties to the transaction.
The platform does not make any representation or warranty, express or implied, that a listing is complete, accurate, current, lawful, fit for a particular purpose, or free from error. Listings may contain information supplied by third parties, and Propertyzone is not responsible for omissions, misstatements, outdated details, or unauthorized use of media and descriptions supplied by users, agencies, or other contributors.
Propertyzone may remove, restrict, decertify, or suspend listings and accounts where there is evidence of misconduct, inactive registration, expired practicing status, mandate concerns, fraud, misleading content, or other conduct that threatens the integrity of the marketplace. This may be done with or without notice where necessary to protect users, the public, or the platform.
Buyer and user due diligence
Users are solely responsible for carrying out independent due diligence before entering into any property-related transaction. That responsibility includes confirming ownership, verifying the validity of the agent’s written mandate, checking the status of title or cession documents, inspecting the property, confirming planning and zoning compliance, verifying utility claims, and seeking independent legal, financial, and valuation advice before paying any deposit or signing any binding document.
No listing, profile, message, map pin, market insight, or search result on Propertyzone should be treated as legal advice, investment advice, or a substitute for professional verification. A listing appearing on the platform does not mean that the asset is free from defect, that the price is fair, that the title is clean, or that the seller or agent is entitled to complete the transaction.
Users must not rely on informal statements, screenshots, social media posts, or third-party conversations as proof of ownership, mandate, or authority to sell or rent. If any inconsistency appears in a listing, users should treat that listing as unverified until proper documentation is produced by the relevant practitioner.
Agent and agency responsibility
Every EAC-registered practitioner using Propertyzone is responsible for maintaining valid registration, a current practicing certificate, and a lawful written mandate for every property marketed on the platform. The practitioner is also responsible for ensuring that all listing content is truthful, complete, non-misleading, and updated promptly when a property is sold, let, withdrawn, or otherwise no longer available.
Agencies and practitioners may not use Propertyzone to publish bait-and- switch listings, ghost properties, duplicate inventory designed to manipulate visibility, misleading price points, undisclosed defects, discriminatory content, or any other material that would breach the platform’s legal standards or the standards set by the Estate Agents Council of Zimbabwe.
Propertyzone may require additional verification, supporting documents, or corrective action at any time. Where an agency’s EAC status lapses, is suspended, or is revoked, the platform may remove the agency’s listings and restrict account access without delay.
Transactional risk and funds
Propertyzone does not handle, receive, hold, settle, or safeguard deposits, purchase consideration, rental payments, commissions, or legal fees connected to actual property transactions. All financial dealings occur directly between the relevant parties and must be conducted through lawful, audited, and properly mandated channels where applicable.
Propertyzone accepts no liability for commission disputes, failed transfers, delayed completions, title disputes, agency misconduct, or any loss arising from private dealings outside the platform’s direct control. Any user who chooses to proceed with a transaction does so entirely at their own risk and on the basis of their own verification.
Where the law requires trust-account handling, practitioner disclosure, or regulatory reporting, those obligations rest with the relevant practitioner, agency, or professional body, not with Propertyzone as a publishing platform.
Data, privacy, and security
Data use on Propertyzone is governed by our Privacy Policy and by the applicable data protection and cybersecurity laws of Zimbabwe. By using the platform, users acknowledge that certain information may be collected, processed, stored, shared with verified technical service providers, or displayed publicly where necessary for the operation of the marketplace, professional transparency, and due diligence.
Although the platform uses reasonable technical and organizational safeguards, no online system can be guaranteed to be completely secure. Users accept the ordinary risks of internet transmission, device access, telecommunications disruption, and third-party service failure. Propertyzone is not responsible for losses caused by interception, misuse, unauthorized access, or failure of external systems beyond its reasonable control.
Users must not misuse the platform to harvest data, scrape content, bypass security controls, impersonate practitioners, or interfere with lead routing, account integrity, or platform operations. Such conduct may lead to immediate suspension, reporting, or permanent restriction of access.
Fraud, compliance, and reporting
Propertyzone maintains a strict anti-fraud and compliance posture. Misrepresentation, forged documentation, unauthorized marketing, suspicious activity, identity fraud, and any attempt to abuse the platform for unlawful purposes may result in internal investigation, removal of content, account termination, and reporting to the relevant authorities or professional bodies where appropriate.
The platform may request extra information to confirm identity, registration, mandate authority, ownership claims, or listing accuracy. Failure to provide the requested evidence may result in the listing being hidden or removed and the account being restricted pending review.
If a user, buyer, seller, or practitioner becomes aware of suspicious, unethical, or unlawful conduct, that matter should be reported through the official Propertyzone channels listed in the platform’s legal and support pages. Reports may be escalated to the Estate Agents Council of Zimbabwe and other relevant authorities where the facts justify that action.
Articles, guides, market insights, and educational content
Propertyzone may publish articles, guides, neighbourhood reviews, market reports, investment commentary, property trends, pricing information, educational resources, research materials, calculators, checklists, newsletters, videos, webinars, and other informational content (collectively referred to as "Content"). Such Content is provided solely for general informational and educational purposes.
Propertyzone is not a law firm, financial advisory firm, valuation practice, accounting practice, conveyancing office, planning authority, surveying practice, tax consultancy, or regulated investment advisor. Accordingly, no Content published on the platform should be interpreted as legal advice, financial advice, investment advice, tax advice, accounting advice, valuation advice, planning advice, engineering advice, architectural advice, surveying advice, or any other form of professional advice.
Market commentary, property guides, affordability estimates, rental yield discussions, area analyses, investment observations, transaction explanations, financing information, regulatory summaries, and development insights are necessarily general in nature and may not reflect the specific circumstances, objectives, risk tolerance, financial position, legal status, or requirements of any individual user or transaction.

All decisions made using Propertyzone are made at the user’s own discretion and risk. No employee, practitioner, agency, or platform representative may override the requirements in the Terms and Conditions, Privacy Policy, Agent Agreement, or EACZ Compliance documents by informal statement, verbal assurance, or private message.
If any part of this disclaimer conflicts with the governing legal documents, the formal legal documents take priority to the extent required by law.
