Where to Live in Zimbabwe

Neighbourhoods ranked by the Weighted Utility Index (WUI). We prioritise ZESA stability, borehole access, and road security over marketing hype.

How we rank suburbs

Every suburb is scored by residents on a weighted index — safety carries the most weight, followed by utility reliability (ZESA and water), road condition, and mobile signal. The split is each factor's share of the overall score.

Bulawayo offers structural integrity and lower-density layouts that Harare has lost. Real estate value is anchored in strict adherence to municipal bylaws, preserving the character of suburbs like Hillside and Kumalo. However, water scarcity is the apex risk; properties with deep boreholes and advanced storage systems command massive premiums. The market favors long-term capital preservation over rapid densification. For the pragmatic investor, Bulawayo represents a lower-entry-cost alternative with superior urban planning, provided the property secures its own water supply.

Living in Bulawayo Resident Q&A

How does the real estate and infrastructure landscape in Bulawayo perform for residents?

Based on aggregated data from 35 verified residents, Bulawayo commands a city-wide rating of 3.4/5 across 132 active suburbs ranking #2 nationally.

A high city average does not protect you from neighborhood-level utility failures or security red zones. Drill down into the micro-market data using the suburb rankings below to locate the most operationally sound nodes to rent or buy your home.

Which specific suburbs provide the highest quality of living and property value in Bulawayo?

The highest-rated suburbs dictating property value and resident satisfaction in Bulawayo are currently Ascot (Bulawayo) at 3.3/5, Sauerstown at 3.3/5, Burnside at 3.1/5, Bulawayo CBD at 3.0/5, Selbourne Park at 3.0/5.

These nodes represent your safest options for living and deploying capital due to superior utility retention, commercial proximity, and security. Rankings shift dynamically as municipal infrastructure degrades or improves. Verify the latest utility scores on the full Bulawayo suburb leaderboard before finalizing your lease or purchase.

What is the actual safety and security profile of Bulawayo?

Street-level safety tracks at 3.3/5, indicating a volatile environment. If you are renting or moving in, carefully inspect the boundary walls and security setups before signing your lease. Landlords cannot command premium rents without spending cash out of pocket on high walls, electric fencing, and rapid response alarm links. Street lighting failures frequently leave the boundary vulnerable after dark.

What is the utility and infrastructure reality in Bulawayo?

Utility sovereignty dictates your daily life and your asset's performance. Municipal grid failures force homeowners and landlords to provide alternative infrastructure.

  • Water Supply: Water delivery is erratic at 3.2/5. Tenants must verify the property has a backup tank and booster pump before signing a lease. Landlords must install these systems to prevent immediate tenant churn.
  • Electricity (ZESA): ZESA supply is highly stable at 4.1/5. Residents avoid the daily noise and fuel costs of running a diesel generator. Landlords only need a small backup inverter to protect rental income.
  • Road Condition: Roads track at 3.8/5. Low scores dictate heavy vehicle maintenance costs for your daily commute and restrict access for commercial logistics.
  • Drainage System: Stormwater drainage tracks at 3.3/5. Poor scores flag a direct structural threat to perimeter walls during heavy rains, causing immediate hazards for residents.
Can you stay connected across mobile networks in Bulawayo?

Mobile network connectivity determines your remote work viability and the landlord's ability to retain corporate tenants.

  • Econet Coverage: Tracks at 4.4/5.
  • NetOne Coverage: Tracks at 4.3/5.
  • Telecel Coverage: Tracks at 1.8/5.

The signal stability supports remote work for residents. You must still run a live speed test during physical viewings to ensure thick brick walls do not block your connection indoors.

How accessible are commercial amenities and daily lifestyle services in Bulawayo?

Neighborhood friction dictates your daily quality of life and the long-term performance of your real estate. This verified data establishes exactly what you will experience living or investing here.

  • Traffic Situation: Tracking at 3.8/5. Severe peak-hour bottlenecking. Daily commuters must add 45 minutes to their schedule. Renters will push for lower rates to offset travel friction.
  • Cleanliness: Tracking at 3.6/5. Erratic waste management. Residents face occasional uncollected bins. Landlords must budget for private refuse disposal services to stop the asset from losing curb appeal.
  • Quietness: Tracking at 3.5/5. Moderate background disturbance. Residents should expect typical urban hum or distant traffic during daytime hours. Price and rent the property as standard residential housing.
What does the Propertyzone quality score of 60.8 mean for Bulawayo?

The quality score of 60.8 out of 100 evaluates neighborhoods based on a strict algorithm weighting the factors that actively impact your daily life and asset value.

  • Safety (40%): Governs personal safety and perimeter defense against break-ins.
  • Utilities (30%): Measures the daily reliability of ZESA power grids and municipal council water networks.
  • Roads (20%): Gauges the condition of neighborhood roads and local traffic friction.
  • Signal (10%): Evaluates cellular data speeds and carrier signal penetration.

Systemic delivery issues exist. If you are renting or buying to live, verify that robust alternative power and water systems are actively running before you move. Landlords must install dedicated boreholes and solar systems to prevent vacancy losses.

This score provides a vital neighborhood benchmark, but it does not replace personalized on-site verification. You must initiate contact with a vetted Propertyzone agent to confirm specific property viability before signing a lease or transfer document.

How are the localized ratings for Bulawayo calculated?

Every metric represents the weighted mean of data gathered directly from verified local homeowners, tenants, and area specialists living in Bulawayo. Scores scale from 1 to 5. A score above 4.0 identifies a verified local strength. Scores between 3.0 and 3.9 flag highly volatile neighborhood friction. Scores below 3.0 expose chronic operational failure.

This intelligence engine is built exclusively to protect renters and buyers from artificial price inflation and agent bias. It registers localized infrastructure shifts long before they reflect in static property valuation reports. This data is your early warning system. Do not skip your independent physical verifications.

Is it financially viable to purchase a home or invest in real estate in Bulawayo?

A quality baseline of 60.8/100 dictates your financial modeling in Bulawayo. This is a value-add zone. Homeowners and investors must buy unmodernized assets at a discount, immediately install solar and ZINWA-compliant borehole systems, and capture the equity gains. Whether you are buying to live or buying to let, you must ignore aesthetic finishes and prioritize hard utility stability.

Do not execute a transaction based on data alone. You must independently execute the following sequence to prevent total capital destruction:

  1. Verify clean title at the Deeds Office to eliminate illegal subdivision or developer cession risks.
  2. Hire a structural engineer to run soil tests on properties built on expansive clay.
  3. Audit the municipal water, council rates, and ZESA accounts to secure a certified zero-balance from the local municipality.
  4. Confirm the permitted property zoning aligns with your residential or commercial intentions.

Engage a vetted Propertyzone professional to facilitate these checks before you make a formal offer.

What is the reality for tenants and rental investors in Bulawayo?

The daily reality of renting in this neighborhood is entirely dependent on utility stability. Tenants will rapidly vacate units that subject them to dry taps or constant ZESA load-shedding, leaving landlords with destroyed net operating income through extended vacancies. If you are a prospective tenant, do not sign a lease here unless the landlord guarantees independent utility backups. If you are a landlord, you cannot command premium USD rents without installing automated solar switchovers and continuous backup water pressure systems.

Macro rental averages are useless for projecting your daily life or your cash flow. These localized metrics expose exact friction points, but you must execute deep ground research. Walk the target blocks to evaluate the actual street environment. Speak with immediate neighbors or local property managers to verify conditions. Aggressive local due diligence guarantees your lifestyle and your revenue.

featured review: "The Old Burnside where I stay is a rocky place, quiet with an occasional snake here and there especially if you let grass and vegetation grow unchecked. It’s got water , birds , lizards etc , like a mini version of Matobo. Yards are big with well established trees that speak regality. Neighbours mind their own business but are friendly so are is the hired help. There’s Hillside dams, Hillside And Bradfield Shopping Centre. It’s your Borrowdale , Hogartey Hill type of elegance only old school and regal. This is the place to be if money is not tight and you want understated elegance and address matters. Powercuts are scheduled and limited. There’s and active neighbourhood App Group that is vigilant and gets things done. Public transport is spot on. Roads are need except maybe a few inside roads. Peacefully and serene"

    Magwegwe North

average rating: 2.66based on (1 reviews)
national rank: #112 Nationallyutility score: 41.4

featured review: "It's a small high density suburb which has 4 types of Housing such as ● 2 storey 2 bedroom flats with 1 small kitchen with a sink ,mid sized living room and bathroom with a shower which is also a toilet is just outside the main entrance ● The second and most common type has interior designed like the flats however it is main difference is the yard space as these house have private fences while there are semi detached and they can also extend their houses as all other single storey options. ●The third option is 1 bedroom with almost the same common design just with one room lesser .The fourth option is 3 bedrooms with a full bathroom(tubs) and toilet separate and The yards is slightly bigger and the houses are detached. All these have Electricity, Solid internet due to a cell tower in the middle of the suburb and water is available for 4 days a week .Crime has been historically high due to unemployment, lack of entrepreneurship ,the reaction to the police being delayed because of being the furthest area covered by our local polices station its around 5km away and the emerging drug abuse gripping the nation and furthermore the community has been plagued by bad leadership and corrupt officials. We have Mazwi primary school and Masotsha High School which a mid tier school when compared to other similar schools in high density areas. There is 1 football pitch and 1 sports bar while there are 2 more bottlestores with no sit ins .The are 8 churches scattered and the center for businesses has 5 general dealers and 3 butcheries .There are no safe places to order takeout food but there are plenty of small scales fast food vendors. There is an ever-growing number of vendors in the business area and backyard vendors .The area is safe places for affordable housing and the emerging new stands offer a modern environment as there are larger modern houses emerging from the serviced stands which have freedom to build on your own terms .The stands offer newer infrastructure with the downside of not being connected to the main Zesa grid. Commuting is usually at usd 0.5 for public and private rideshare transportation with no bustop infrastructure the bus terminus is mostly unused .The people are friendly and inclusive however experiences differ due to biases ."
