How we rank suburbs

The name is not accidental. Cement is a Bulawayo suburb that developed around industrial activity, and that origin defines everything about who lives here and why. Working-class families, factory employees, and lower-income households whose employment ties them to the surrounding industrial corridor make up the resident base. It is not an address people choose for lifestyle reasons. It is an address people choose because it is close to work and affordable.
Property is entry-level. Rental demand is employment-driven and therefore somewhat sensitive to industrial activity levels in the corridor. Infrastructure conditions reflect the suburb's industrial adjacency. For investors, the acquisition case is straightforward on paper, but active management is essential and due diligence on individual property condition matters significantly given the age and use history of much of the housing stock.
