Where to Live in Zimbabwe

Neighbourhoods ranked by the Weighted Utility Index (WUI). We prioritise ZESA stability, borehole access, and road security over marketing hype.

How we rank suburbs

Every suburb is scored by residents on a weighted index — safety carries the most weight, followed by utility reliability (ZESA and water), road condition, and mobile signal. The split is each factor's share of the overall score.

Cowdray Park is Bulawayo's largest high-density suburb by population and one of the most economically self-contained residential areas in the city. It sits in the southern periphery, far enough from the CBD that residents have built an internal commercial ecosystem capable of handling most daily needs without a trip into town. Market traders, commuter operators, small manufacturers, and working families define both the population and the local economy simultaneously. Property is entry-level and transactions are almost entirely internal to the community. Rental demand is high and structurally sustained by the suburb's population density. Infrastructure deficits are real. For investors, Cowdray Park offers Bulawayo's clearest high-density yield case: acquisition costs are low and vacancy is not a meaningful risk in a suburb this densely populated.

Top Rated Suburbs in Bulawayo

Ascot (Bulawayo) 57.6
3.3
"It's so near town public transportation is not a problem and can easily walk to and from town, water, electricity and phone networks are excellent. Good area."
Sauerstown 56.5
3.26
"Great location and scenic views"
Burnside 53.4
3.14
"The Old Burnside where I stay is a rocky place, quiet with an occasional snake here and there especially if you let grass and vegetation grow unchecked. It’s got water , birds , lizards etc , like a mini version of Matobo. Yards are big with well established trees that speak regality. Neighbours mind their own business but are friendly so are is the hired help. There’s Hillside dams, Hillside And Bradfield Shopping Centre. It’s your Borrowdale , Hogartey Hill type of elegance only old school and regal. This is the place to be if money is not tight and you want understated elegance and address matters. Powercuts are scheduled and limited. There’s and active neighbourhood App Group that is vigilant and gets things done. Public transport is spot on. Roads are need except maybe a few inside roads. Peacefully and serene"
Bulawayo CBD 51.1
3.04
"Great location, beautiful views, easy to navigate, good road network, no load shedding"
Selbourne Park 50.6
3.02
"It is very peaceful and the closest hyper market Fazak is to great as they have everything, you rarely have to go to town unless for work , there’s zero to minimum power cuts that happen just a few times a year and it’s rarely 6 hours long only water is a bit tricky but having a borehole is advisable but generally everything is good ,clean and the people are polite if you do come across them in the streets ohh and transport is always available especially during peak hours with polite drivers also from expriccoss"
