Southerton is a unique industrial residential hybrid in Harare south, originally built for the city’s technical workforce. The houses are exceptionally solid, colonial era structures on medium sized stands. Who lives here now? Industrial technicians, multi generational families, and artisans who work in the nearby Workington and Southerton heavy industrial zones. The real estate play is its proximity to work. Rental demand is relentless from the blue collar workforce. However, the proximity to factories means air quality can be poor and noise levels are high. Municipal water is surprisingly more consistent here than in the north, but the electrical grid is often strained. It is a high yield, unglamorous asset that provides consistent revenue with very low vacancy risk.
