The rental market is the most active of any Harare suburb in absolute volume terms. Yields are higher than low-density suburbs, tenant turnover is faster, and occupancy is driven by professionals, diplomats, and short-term corporate tenants rather than family households. Residents accept the urban density tradeoff consciously. Buyers purchasing here are almost exclusively investor-focused. This is Harare's closest equivalent to a transactional urban rental market.
