This is a protected low-density enclave where strict zoning keeps commercial encroachment at bay. Properties rarely hit the market and are characterized by massive gardens and quiet streets. Real estate value is exceptionally stable, anchored by the suburb's proximity to State House and diplomatic residences. Residents, mainly politicians and high-ranking academics, enjoy a level of seclusion that is disappearing elsewhere in the city. There is no room for high-density clusters here. Investment is restricted to high-end rentals for foreign missions or long-term land banking. Infrastructure is marginally better than average, but solar and private water systems remain mandatory for any resident.
